Two gated sub-communities make up the area, each with different ownership rules, different sizes, and different appeals. Not a flashy destination. Just a well-positioned, peaceful residential pocket that families and professionals seem to keep returning to.
Al Qurm is one of the quietest, smallest, and most in-demand residential districts of Abu Dhabi. A compact, united community on the southwestern end of the main island, where private villas, spacious gardens, tree-lined streets, and an unusual degree of neighborhood calm exist within minutes of the most valued landmarks of the capital.
Geographically, the district is positioned with its northern boundary running along E10 (Abu Dhabi–Al Shahama Road / Sheikh Zayed Bin Sultan Street) and its eastern edge near Airport Road. Al Rawdah, the district containing Zayed Sports City Capital Gate, and ADNEC, lies immediately to the east.
Al Mushrif is to the northwest, Al Maqtaa is to the south and southeast, and the Ministries Complex borders the district to the north/northeast. The Eastern Mangrove National Park runs along the southeastern edge. Al Qurm is situated in Abu Dhabi Municipality, adjacent to the Ministries Complex. Al Qurm is not a single monolithic development. It has two distinct gated sub-communities and understanding both is important before making any decision.
Al Qurm Compound, Abu Dhabi, has a total of 87 residential villas in 4 to 6-bedroom units ranging from 2,600 sq. ft. to 5,200 sq. ft. The villas have master bedrooms, internal wardrobes, ensuite bathrooms, a big majlis room, a large dining room, and a semi-open kitchen.
The units also have a room for a maid with a bathroom and a room for a driver with a separate entrance. Al Qurm Compound is a leasehold compound near Sheikh Zayed Bin Sultan Street, set on a total area of approximately 97,000 sq. ft. A few options include St. George Orthodox Cathedral, St. Joseph Cathedral, and St. Andrew Church. Hindu residents will need to travel to Dubai to visit temples. Sikh worshippers can find the New Gurudwara Abu Dhabi in Mussafah, roughly 17 minutes away.
Sheikh Zayed Grand Mosque is an important landmark, and it is located only 9 minutes away from Al Qurm. Around 40,000 people gather in the largest mosque of the UAE every year to offer Eid prayers. There is merely one bus station in Al Qurm Gardens, while other bus stops are located in Al Dhabi Tower and Al Maqtaa Village. The best option for residents and visitors is to use private vehicles or taxis. Bus routes 56 (Khalifa Park to New Mina Souq) and 26 also serve the area, with the nearest stop being Al Qurm Gardens at a 6-minute walk. The Central Bus Station is 16 minutes away.
Compare this with Al Mushrif, for instance, which is served by several bus routes with frequent services to key locations such as Khalidiyah, Zayed Sports City, and Al Qurm, and where the Abu Dhabi Central Bus Station is roughly a 14-minute drive away. Public transport coverage of Al Mushrif is noticeably more comprehensive than that of Al Qurm.
For drivers, the connectivity is strong. The Abu Dhabi to Al Shahama Road highway and Sheikh Zayed Bin Sultan Street stretch along the northern border, connecting residents to other areas of Abu Dhabi, and Al Bateen Executive Airport is 4.8 km away at a 10-minute drive.
Al Qurm is a friendly community for a family with a lot of nearby amenities and facilities. From supermarkets and restaurants to schools, religious sites, and beaches, the community has everything available for its residents.
It also provides a safe environment and a convenient lifestyle to make it suitable for both locals and expats. Professionals working near the Ministries Complex, twofour54, or Al Bateen Executive Airport are particularly well-placed. Al Qurm is adjacent to twofour54, the media and creative zone of Abu Dhabi.
Its closeness to Al Bateen Executive Airport and Abu Dhabi International Airport can be troublesome for residents, as night flights may create noise that disturbs sleep. Authorities have been planning to increase the number of daytime flights for the sake of peace and tranquillity in the locality.
Al Qurm lacks large malls, and some areas lack modern infrastructure. The limited selection of large shopping malls is a noted drawback. Although there is a designated parking area for residents and professionals, a special parking facility for visitors is not available. Visitors may access paid parking or use free street parking outside the villas.
